We consider ourselves a boutique commercial real estate firm, driven by service … not volume. Under Section 1031 of the U.S. Internal Revenue Code, taxpayers can defer federal capital gains on the sale of an income property if they roll the gains over into a similar, more expensive property. To take advantage of this, the investor must identify the replacement property within 45 days of closing the sale on the first property and then close on the purchase within six months.
